Actions Requested: Docket No. 2012-3 Variations to waive the requirement for

Docket No. PC 12-10 Site Plan and Appearance Approval for Multi-Family
Residential Building Address: 2418 E. Hintz Road
Project Summary The petitioner is requesting site
plan and appearance approval to construct a three-story apartment
building with 58 total dwelling units. The plans indicate that 39
units will be one-bedroom units, 13 will be two-bedroom, and 6 will be
three-bedroom. In conjunction with the request, the petitioner is
requesting variations from Title 19, Zoning, of the Wheeling Municipal
Code, to reduce the required parking from 160 to 64 and waive the
requirement for covered parking. If approved for the variation,
the petitioner would land bank the remaining parking as shown on the
proposed plans. Land banked parking must be constructed by the
property owner if the Village of Wheeling determines that it is
necessary. This requirement is recorded as a covenant that runs
with the property.
The project site consists of 3.2 acres on the north side of Hintz
Road, roughly 100’ east of its intersection with Lakeside Drive. The
western portion of the site is vacant and the eastern portion contains a
vehicle and equipment storage area.
